While all warehouse painters in the nation face these industrial painting obstacles, the northeast and especially NJ face some very different challenges. Many of the warehouse buildings in NJ were built during the early part of the industrial revolution and shortly after. The building codes and requirements were almost nonexistent. Therefore, this caused many of the problems we see today when painting inside and outside of NJ commercial and industrial buildings. One of the most common problems we see when painting interior walls of old warehouse buildings is damp or wet outer walls. This is because almost none of the older masonry or block buildings had vapor barriers. Since concrete resembles a hard sponge, it basically just saturates from the wind driven rains of the northeast. It then secretes dampness to the interior walls causing both mold and efflorescence. Even if the interior wall is dry and the paint bonds well, later it gets damp and has problems. The solution is to address the exterior moisture penetration by either caulking & painting the exterior or waterproofing with a hydrophobic sealer to keep the masonry surface from absorbing so much water.
